We just listed a great top floor 2 bedroom condominium at Woodburn Village. It has been updated with new carpet and paint as well as bathroom (in process.)

Woodburn Village is a garden community with about 600 condominium units spread out around common areas with trees, play areas, picnic areas with grills, tennis & basketball courts and a swimming pool.

Woodburn Village is located about where Gallows Road intersects with I-495, behind Fairfax Hospital.

Woodburn Village Prices and Rents Going Up!

There was an ok level of activity in Woodburn Village in 2012 with 22 sales. Last year there were a total of 28 sales - hence a little bit less sales volume.

A great piece of news is that the number of distressed sales keep going down. In 2009, only 23% of the sales were normal sales, in 2010 33%, in 2011 57% of the sales were normal and this year about 70% are regular sales. That is great news for the owners and the community – and prices do seem to have started going up!

As can be seen from the above the average sales prices seem to have bottomed out in 2009. The two bedrooms in particular have seen a steady increase each year since 2009. The average one bedroom price went down a bit last year due to a low volume of two units and one of them being a small and not so desirable model. The typical market price for a regular 1 bedroom unit is likely more in the mid to upper $120’s.

Moving on to rentals the rental prices jumped again last year. The volume is a bit lower, just 16 units rented in 2012 in the MRIS  versus 20 last year.

No Christmas Tree For You!

With the holiday in full swing, everyone may not be aware of the Virginia Statewide Fire Prevention Code that says:

It is unlawful to place natural cut trees, including Christmas trees, and artificial decorative vegetation, if the decorative vegetation is not flame retardant or flame-resistant, in condominiums, cooperatives and other similar occupancies unless the buildings have approved automatic sprinkler systems.

That means that if you live in a condominium, and it does not have a sprinkler system, natural Christmas trees and wreaths are not allowed. Some town homes are considered condominiums and would be covered also.

Merrifield Updates

IMG_3075At the Dunn Loring/Merrifield Metro Station work continues on the phase one WMATA parking garage. As soon as that parking garage is finished, the construction of one of the two new apartment buildings on the site will start. The project will include a Harris Teeter, retail and 500 apartments.

Across the street at Halstead Square residential leasing has started and new commercial businesses like BlackFinn American Grill and Lost Dog Cafe are moving in.  Construction of a final building in the project is scheduled to start late summer next year.

To ease access to the metro station (and all the new development) a new connection from Rt 50 to the metro is under construction.The new connection will connect Eskridge Road with Rt 50, giving people an alternative to Prosperity and Gallows.

At the Mosaic District progress is great with Angelica Theatre, Hyatt house and MOM’s Organic Market having opened already. Target is scheduled to open October 14th.

Woodburn Village Prices Rising!

woodburn village foreclosuresThere has been a good level of activity in Woodburn Village this year with 16 sales this year (up to 8/13/2012.) Last year there was a total of 28 sales, so the number of transactions may end up a little bit down for this year.

One great piece of news is that the number of distressed sales keep going down. In 2009, only 23% of the sales were normal sales, in 2010 33%, in 2011 57% of the sales were normal and this year about 70% are regular sales. That is great news for the owners and the community - and prices do seem to have started going up!

As of 10/10/2011 there are 4 pending home sales in Woodburn Village. All those 4 are short sales.  They range in asking price from $100,000 to $165,000.

Woodburn Condo For Sale (SOLD)

exteriorMainWe just listed a wonderful 2br/1.5bath conondominium in Woodburn Village. Open House on Sunday 6/3/2012 from 1-4pm. The market at Woodburn Village is hot these days so hurry!

Woodburn Village is a garden style community tucked away behind Fairfax Hospital and across the street from the Pine Ridge Park and Bo White Community Gardens.

The garden style community itself was built in the 1960’s as apartments and converted to condominiums in the 1980’s. The community and consists of courtyards and walking paths interspersed with the four level buildings. The community has great amenities like tennis courts, basketball court, children’s play areas and an outdoor pool.

Each unit comes with one outside assigned parking space. There is plenty of unreserved parking but all cars parked will need a tag in the window to avoid being towed. The condominium fee includes all utilities (heat, cooling, electric and gas) and each unit has a storage unit in the basement of the building. There is no washer/dryer in the the individual units – residents use shared washer/dryers in the laundry room in each building.

Woodburn Going Wild!

IMG_8287_smallLots of activity at Woodburn Village these days. As Woodburn Village has been discovered as a great investment, buyers have been flocking to the community driving prices up. One recent listing had more than 5 offers – most reasonable priced ones get at least multiple. The inventory is low though – only 2 homes selling on average per month.

The two bedroom (1.5ba) homes are now selling up towards $170,000 – they used to be in the $150′s earlier this year. Rents have also gone up with those units renting for about $1,450 now. Hence, while the investor ratio is not as good as last year, it is still one of the best in the area (about breaking even with 20% down.)

Appraisals have been an issue at Woodburn.  FHA is a popular financning option in the community and the appriasals have struggled to keep up with prices. As you may know, once an FHA appraisal has been done on a home, it “sticks” with the property for 6 months or so. So, while a first-time homebuyer with FHA may be willing to pay more than an investor, the appraisal may limit the price differential.

What Condos in Fairfax County Are FHA Approved?

FHA financing is a popular type of financing in Fairfax County these days. From being unable to compete with the 0% down loans back in 2005 and 2006, they are now a part of over 20% of the purchases in the area.

The 3.5% down payment required is very competitive with the 10% minimum required from most other lenders. Also an FHA loan will allow you to receive the down payment as a gift in many cases (from your children or parents etc) - a useful feature for cash strapped purchasers.

Unfortunately, some purchasers run into problems with their FHA financing. Finding out that the condominium you fell in love with is ineligible for FHA financing results in disappointment, lost time and money. How can a purchaser avoid this situation ahead of time?

FHA financing is not available for all communities. To be eligible a condominium community will have to meet minimum criteria for things like insurance, owner occupancy, ownership and commercial usage. An occuring issue in Tysons Corner is that some communities have too high of a ratio of non-owner occupants(renters) to owner-occupants. A community that has more than half the units occupied by renters will in most cases be ineligible for FHA financing. That has been the case at the Gates of McLean and the Fountains at McLean.

Your real estate agent should know the local market and should be able to help you find out which communities may be troublesome in regards to FHA financing. The agent may know the status of a specific condominium based on experience or through conversations with lenders.

Your agent (or you) can also use online tools like https://entp.hud.gov/idapp/html/condlook.cfm to try to ascertian the approval status.

Some communities that may not* be FHA approved at this time: McLean House North, Gates of McLean, Fountains at McLean
