The unit is one of the larger models at over 1000 sq/ft. It has been updated with new paint and has gleaming hardwood throughout the apartment. The kitchen has counter-top and cabinets on both walls and there is a separate breakfast room. The $1,400 rent includes water, electricity, gas, heat and cooling.

What Condos in Fairfax County Are FHA Approved?

FHA financing is a popular type of financing in Fairfax County these days. From being unable to compete with the 0% down loans back in 2005 and 2006, they are now a part of over 20% of the purchases in the area.

The 3.5% down payment required is very competitive with the 10% minimum required from most other lenders. Also an FHA loan will allow you to receive the down payment as a gift in many cases (from your children or parents etc) - a useful feature for cash strapped purchasers.

Unfortunately, some purchasers run into problems with their FHA financing. Finding out that the condominium you fell in love with is ineligible for FHA financing results in disappointment, lost time and money. How can a purchaser avoid this situation ahead of time?

FHA financing is not available for all communities. To be eligible a condominium community will have to meet minimum criteria for things like insurance, owner occupancy, ownership and commercial usage. An occuring issue in Tysons Corner is that some communities have too high of a ratio of non-owner occupants(renters) to owner-occupants. A community that has more than half the units occupied by renters will in most cases be ineligible for FHA financing. That has been the case at the Gates of McLean and the Fountains at McLean.

Your real estate agent should know the local market and should be able to help you find out which communities may be troublesome in regards to FHA financing. The agent may know the status of a specific condominium based on experience or through conversations with lenders.

Your agent (or you) can also use online tools like https://entp.hud.gov/idapp/html/condlook.cfm to try to ascertian the approval status.

Woodburn Village 2011 Sold and Rented – Fewer Distressed Sales!

Soldsense.com - Woodburn Village Sales Type ForeclosureThere has been a great level of activity in Woodburn Village this year with 20 sales up to date this year (10/10/2011.) Last year there was a total of 30 sales, so the number of transactions may end up a little bit down for this year.

However, the best piece of news is that the number of distressed sales have gone down significantly. In 2009, only 23% of the sales were normal sales, in 2010 33% were and this year so far 55% of the sales are normal sales! That is great news for owners and the community and prices do seem to have stabilized.

Homes on average sell for 97.6% of the original list price. They sell for 99% of the final list price. If you are looking to purchase in Woodburn Village odds are that you will be paying very close to the asking price.

As of 10/10/2011 the number of pending home sales in Woodburn Village is 7. They range in asking price from $100,000 to $170,000. Four of those are short sales, three are regular sales.

As can be seen from the above graph, the average sales prices seem to have bottomed out in 2009 and have started trending upwards. For 1 bedrooms the average price rose a bit – there are few 1 br sales each year and just a sale or two can create a big price change.

Looking at the upcoming foreclosures on Realist I found 1 pre-foreclosure, 4 recent or upcoming auctions and 1 bank owned properties. Some of the bank owned ones or auctions may already have been listed and/or already be under contract or sold.

Moving on to rentals the rental prices seem to keep climbing a little bit each year. So far this year 19 properties have been rented versus 28 the whole of last year.  There is currently 1 property listed for rent at $1,400 for a 2br/1.5ba.

Keep in mind that the condominium fees at Woodburn Village includes all utilities (including heating and cooling) as well as extensive grounds and amenities like a swimming pool and tennis courts.

If you commute regularly on I-495 in the Tysons Corner area, you may have noticed the odd home sticking out through the noise barrier at the I-495 and Gallows Road intersection. I get a chuckle out of it almost every time I pass by imagining an irate homeowner fighting the road widening (akin to the guy in “Up”.) While I am sure the view from the room is very exciting and cosmopolitan there seems to be a very small backyard and the noise must be quite overwhelming!

After doing some research the home does seem to be owned by the Commonwealth of Virginia as do other homes on the street. They must have been taken by eminent domain at some point to accommodate the road widening. Is probably awaiting demolition at some point.

Update: found this thread and it seems it is used as a temporary construction office for now.

Community Gardens – Give Your Condo A Backyard!

community gardens are making a comeback in Fairfax CountyWhile it may seem like something from the 40’s and their “Victory Gardens”, the idea of community gardening is still going strong in Fairfax County. There are more than 650 garden plots available in nine different locations. Plots are typically 30′x20′ and rents for $60/year. The garden plots are very desirable and there are wait lists for most, if not all, locations.

The community garden locations are: Baron Cameron Park(Reston), Broyhill Crest (Annandale), Eakin Park (Annandale), Franconia Park (Alexandria), George Mason Park (Annandale), Grist Mill Park (Alexandria), Lewinsville Park (McLean), Nottoway Park (Vienna) and Bo White Gardens at Pineridge Park (Annandale, pictured above, across the street from Woodburn Village.)  Places like Falls Church, Fairfax City and Arlington will have their own programs and plots available.

So, if you own a condominium (and like gardening) you may be able to grow your own flowers and vegetables. It may turn into a great hobby where you can meet like-minded people and get a sense of community.

Woodburn Village has a great garden style layoutWoodburn Village units keep selling quickly this year. Prices have remained pretty stable with foreclosures and short sales still keeping prices low.

So far this year, 9 homes have sold. Of those, two were foreclosures and three were shortsales. The highest priced sale was a 3br at $195,000. Two bedrooms sold in the $137,000-$160,000 range.

Merrifield Redevelopment (Mosaic District) To Include Target

mosaic district at MerrifeldThe area between the Dunn Loring/Merrifield metro and down to Rt 50 is seeing a lot of change  these days. Apart from the development around the metro station itself, the area off Rt 29 and Gallows is unrecognizable. Gone are the gas stations, the repair shop with the gnomes(Jonston’s Garage), Taco Bell and the car towing company. While I do miss the Taco Bell at times, some may say that even the current flat-scape is better than what was before…

Some may remember the tale of the first new entrant to the area, the Vantage at Merrifield. It was a brand new building with an unbeatable top-of-the-market combination of new condos and retail/gym. When sales opened at the height of the boom there was chaos at the weekend only sales office (located at the Silver Diner across the street the few days it took to sell out.)

By the time we got to the summer 2008 completion date the condo market had crashed. As everywhere else the purchasers tried getting out of their contract and get their 10-20% (non-refundable) security deposit returned. As a result, Vantage was  converted to rental apartments (with a few of the units remaining in private hands.)

Despite the rocky start and unfortunate timing, the two blocks of apartments, x-sport, retail and restaurants have since taken on the feel of a small towncenter of its own. On a nice day, people sit outside at the restaurants and there certainly is a sense of a community starting to develop.

With the Mosaic District under construction next door, Vantage at Merrifield may be vindicated in the end.  In not too long the area should start to look like a small downtown with the Angelika Film Center, Target, Mom’s Organic Market, Hotel Sierra, Black’s Bar and Kitchen, matchbox, Taylor Gourmet, a new Eya residential neighborhood and more.

Foreclosures – A Tale of 5 Communities

The Washington D.C. metro area has done extremely well compared to the rest of the country. Still, foreclosures and short sales have had a dramatic effect on the real estate values also here. The effect is often hyper-local with the number of foreclosures varying greatly from one county, city and community to another.

In Tysons Corner the effect has not been as dramatic as in for example Herndon, Chantilly or Manassas. To give you a general idea of the foreclosure activity in the Tysons Corner area I put together a quick comparison of the number of distressed sales in 5 communities.

Pimmit Hills

Built in the 1950’s, the 1,500+ single family homes typically have a quarter acre lot. The community is located off Rt 7 in Falls Church close to Tysons Corner. Home prices range from the low $300’s for a rambler with 3 bedrooms and 1 bathroom and upwards to $1M homes.  

The number of distressed sales seem to have peaked in 2009. Very few shortsales – still some foreclosures.

Gates of McLean

Gates of McLean was built in 1998 as a rental complex. It is located in the Tysons Corner area of McLean (Fairfax County) at the intersection of I-495 and Chain bridge Road (Rt 123). The complex was converted in 2003/2004 to condominiums by Crescent Heights and sold out in less than 9 months. Gates of McLean is located next to the new Tysons-McLean metro.

The number of distressed sales seems to have peaked in 2009 also in this property. Still quite a bit of distressed sales there though.

The Fountains at Mclean was built in 1998 as a rental complex. It is located in the Tysons Corner area of McLean (Fairfax County) at the intersection of I-495 and Chain bridge Road (Rt 123). The complex was converted in 2003/2004 to condominiums by Crescent Heights.

The Fountains at McLean had a lot of foreclosures but also here they peaked in 2009 and really slowed down from 2009 to 2010.

 Idylwood Towers

Early 1970’s condominium located in the Tyson’s Corner area of Falls Church (Fairfax County).  Idylwood Towers consists of two apartment buildings with about 14 floors each. Idylwood Towers is located about 1 mile from West Falls Church metro station.

The number of foreclosures went from close to zero in 2008 followed by a spike in 2009. The number of foreclosures were down in 2010 again.

Woodburn Village is a 1960’s garden community with about 600 condominium units. Woodburn Village is located about where Gallows Road intersects with I-495, behind Fairfax Hospital in Annandale. The community has 1, 2, 3 and 4 bedroom units.

This community really got hit hard with prices falling to less than half the price of where in 2005/2006. For example, 2br units went from high $200’s to low$100’s.

While the number of foreclosures is down, short sales are taking over. Prices have stabilized over the last year and may even have shown a small increase in 2010.

Based on these 5 communities, it seems that the number of distressed sales peaked in 2009 at a typical 30% of the total number of units. Most communities seem to be on the way to recovery though a few still have a way to go.

Based on this limited amount of data it would seem like we may have the worst behind us. That would be great news indeed!
