Tysons Corner has had an exciting 2014 with the new HOT lanes, completion of the Silver Line metro and lots of new cranes dotting the skyline. Many communities are now finally within walking distance to the metro – Fountains at McLean is one of them.
After values struggled to recover the last few years, 2013 was a great year for the community. In 2013 the number of sales and rentals at the Fountains at McLean outpaced 2012.
In 2014, the pace has been a bit slower with 12 homes sold year-to-date versus 21 the whole of 2013. While prices seem to have increased at the beginning of the year they seem to have been dropping a bit the second part. There was also a 2 bedroom short-sale that sold for $310,000 this year.
As of today there are 9 units listed for sale and two pending. Many of the 1 bedroom units listed for sale have been on the market for quite a while (three have been over 100 days on the market.) List prices has been dropping as a result. As a result, you can now get a fully updated 1 bedroom unit at the Fountains at McLean in the $230’s – a great value! (see what is for sale here)
The average rent went up in 2013 but seems to have leveled off or gone down a bit so far in 2014.
