Tysons Corner had an eventful 2013 with the completed HOT lanes, Silver Line metro nearing completion and the Walmart opening. Many communities will now be within walking distance to the metro for the first time – Fountains at McLean is one of them.
After values struggled to recover the last few years, 2013 was a great year for the community. The number of sales and rentals at the Fountains at McLean outpaced 2012. The average price sales price for a 1 bedroom unit is now about $250,000 for a 1 bedroom and about $350,000 for a 2 bedroom.
In 2014, the activity has been a bit slower with 7 homes sold year-to-date versus 21 the whole of 2013. While prices seem to generally still be increasing, there was a 2 bedroom short-sale that sold for $310,000 this year. In 2014 there has been a large supply of condominium units for sale in the community. As of today there are 8 units listed for sale and only one pending.
The average rent went up a bit in 2013 but seems to be pretty stable.
The sales mix seems to have improved from last year with just one short sale and no foreclosures year to date.
