About five years ago, I wrote an article titled Rebuilding Pimmit Hills, reflecting on the transformation of the neighborhood as small, post-war homes were steadily replaced by larger, modern builds. While progress in inevitable, the modern homes bring with them different demographics with different priorities.
At the time, I wrote:
“With each home gone, one cannot help but think about the past and what made Pimmit Hills unique. I suspect the future holds fewer whimsical, over-the-top Christmas light displays, fewer bears carved out of tree stumps, and almost no front yard gnomes and Statues of Liberty.”
So, has the wave of redevelopment slowed down? Far from it. The momentum has only grown stronger.
Builders, investors, and custom-home dreamers continue to acquire properties at a rapid pace, transforming the neighborhood street by street. Today, much of Pimmit Hills feels more like a modern extension of Vienna, with the original 884 sq ft homes now the exception rather than the norm.
Not long ago, homes selling for over $800,000 were rare. In 2024, they became the standard. Of the 50 homes sold in Pimmit Hills last year, 40 closed above $800,000—that’s 80% of all MLS-recorded sales. Twenty-three of those surpassed $1 million, and six exceeded $2 million. The highest recorded sale was an 8-bedroom, 6.5-bath home on Kilgore Road, which closed at $2,387,000. You can see a list of the 50 homes in this link.

Even the original footprint homes are seeing significant appreciation. Today, you can expect to pay $750,000–$850,000 for a lot alone—prices that exceed even the market peaks of 2005.

It’s worth noting that many transactions don’t make it into the MLS. Builders frequently purchase homes off-market through direct solicitations, and owner-custom builds are often not recorded in the system.
