While this summer has seen the regular stampede of people seeking out the beaches of Delaware, Maryland, Virginia and Outer Banks, the COVID epidemic has changed the landscape quite a bit.
The inability to go on a regular vacation, working from home and remote learning for school all changed peoples priorities and presented new opportunities for where they can work and live. Many existing 2nd home owners have made them permanent for the time being, yet others used to having commute time their primary concern are now looking for somewhere different and flexible.
The staycation summer of 2020 resulted in corresponding skyrocketing sale of swimming pools, outdoor kitchens and decks and surging sales at the local Home Depot. Also, there is a growing trend of homeowners searching for beach properties within a reasonable distance to the Washington Metropolitan area. A home on the beach within the “occasional-commute-distance” of 1.5 hours now seems like a sensible choice for more people than ever.
Southern Maryland (SoMD) on the Western Shore (that is, the “inside” side of the Chesapeake Bay) offers commute times to Northern Virginia in the 1-1.5 hour range, access to healthcare (Calvert Health) and a beach lifestyle you normally would have to spend 3-4 hours in the car to get in places like Rehoboth Beach.
Solomon Island is the Key West of SoMD – complete with a large and very popular Tiki bar (yes, it is open with restrictions currently.) Actually, Maryland doesn’t stop there, it keeps going south with great communities in the 1.5+ hour commute range.
Pricewise you can get a home on the Patuxent River or Chesapeake Bay, sometimes with your own beach and/or pier (but usually one or the other), in the $400,000-$600,000 range.
